Not Being Ready for a Showing
Before you leave your house for work, errands, going to lunch, etc… the house should be clean and free of clutter. Another important thing you should do is make sure the exterior (curb appeal) of your home looks well keep. Some buyers decide if they like a home when the exterior looks nice.
I will personally walk through the home with you and give you pointers on ways to maximize the homes potential.

Picking The Wrong Agent
A good agent will know the current facts about your neighborhood such as what homes are selling for and how many days homes are typically on the market. Also, they need to know what marketing strategies work best in your area.
I include a comparative market analysis that shows what homes are currently on the market, under contract and recently sold. I also include a list of the websites that your home will appear on.
3. Staying In Your Home During a Showing or the Open House
You shouldn't be in your home while the realtor is showing your house to potential buyers. Buyers feel uncomfortable when the homeowner is present.
I will explain how the showing process works and go over how to maximize the availability of showings.

Bad Marketing
It's a good idea to do more than just put a for sale sign in the yard. Work with a realtor that is up to date with current websites that get your home noticed on the web. Fliers by the sign are important as well. A lot of times friends will pick up fliers for friends that are looking. Agents that do not do fliers want buyer calls to further help their business, not sell your house.
It takes a lot to sell a home than a sign in the yard. All my listing have fliers, homebooks, and appear on a variety of websites. I will discuss open houses and my other proven market strategies.
5. Taking Bad Photographs
Having good photos of your home is very important because many buyers search for a home online. Buyers ignore homes that only have one or very few pictures. I take lots of pictures of your home. I am able to upload 25 pictures and I make sure I have 25 good photos.
A picture is worth a 1000 words. I take a lot of time when I take the photos. I also make sure the home is fully represented, interior and exterior.

Listing Your Home At The Wrong Price
Over pricing the home is the biggest mistake I see home owners make. They try to factor in “wiggle” room verses putting the home where the market is telling them to price it. It is as agents’ responsibility to negotiate the best price for you verses inflating the price and having to come down to sell the home.
